Capital Commercial Properties is a family real estate company headquartered in Boca Raton, Florida with an additional office in Falls Church, Virginia. Our founder, Norman Ebenstein, started what would become an enduring family enterprise in 1961. Norman’s son, Douglas Ebenstein, has continued the company’s long tradition of conservative growth. Douglas’s daughters’ Lisa and Lori would join the business their beloved grandfather started: Lisa in 2015 and Lori in 2020.

Today, Capital Commercial Properties is a significant owner and operator of commercial real estate, predominately in Washington D.C – Northern Virginia – Maryland metropolitan area. Our most recognized property is Eden Center, which, in addition to serving as a cultural and economic nexus for the local Vietnamese community and a foodie mecca after being featured on the late Anthony Bourdain’s No Reservations, is the largest Asian-oriented shopping center on the East Coast. We’re no less proud of our less-publicized projects, like our Shirley Highway property, an empty lot that blossomed into a mixed-use development with a 498-unit apartment complex and retail strip center.

Our philosophy isn’t particularly groundbreaking. We focus on what we know, acquire properties at fair prices, and invest for the long term. We may have been in business for over six decades, but our ideal “holding period” is on the order of centuries.

Family-Owned

Capital Commercial Properties, Inc. is first and foremost a family owned and operated company.Norman Ebenstein founded the Company in 1961 and served as President until 2016. His son Douglas Ebenstein currently runs the company. In 2015, Lisa Ebenstein joined Capital Commercial Properties, Inc., becoming the third generation Ebenstein to work for the company. Our approach to evaluating every new opportunity is guided by the effect the decision will have on our family today as well as on future generations to come.

Longevity

Although short term gain is appealing, Capital Commercial Properties, Inc. focuses on sustained growth. Douglas Ebenstein evaluates the long-term potential of each new opportunity. Instead of focusing on how profitable the property can be in the short run, Douglas Ebenstein asks whether sustained growth is likely and how to maximize the ascent. Capital Commercial Properties, Inc. has a buy and hold philosophy in which Douglas Ebenstein and now his daughter Lisa Ebenstein look for long-term properties that will appreciate over multiple generations.

Experienced

The Ebenstein family has been in the commercial real estate business since 1961. This experience has taught the Ebenstein family how to evaluate a property. Douglas Ebenstein and Lisa Ebenstein use their experience when evaluating a property in order to perform the necessary due diligence, understand why the property is for sale, and evaluate the risks and upside potential.
